Castle Street, the slopes and Pengwern
Castle Street was laid out as a planned Victorian main street in the mid nineteenth century: three-storey brick buildings with shops below and living space above, where the bathroom is often on the second floor at the end of a long waste run. Around the core, cottages, villas and terraces climb the lower slopes on both sides of the river, many built in local stone and roofed in slate from the Berwyn quarries. Stone walls are thick, rarely plumb and slow to dry, so we board them before tiling and plan the ventilation carefully. The Pengwern estate beside Ysgol Dinas Bran is post-war housing with timber floors and the usual compact bathroom, where a wet room or a walk-in shower is straightforward.
Llangollen also has an older population than most of our towns, with about 30 percent of residents over 65, and a large stock of holiday lets. Both shape the work: level-access showers with seats and rails for owners planning to stay in their homes, and robust, quick-to-clean bathrooms with wall panels for lets that turn over every week in summer.
Slightly hard water, and harder than Wrexham
Llangollen is on Hafren Dyfrdwy, the same supplier as Wrexham, but its own zone is slightly hard at 145 milligrams per litre, twice Wrexham's 72; the Glyndwr South zone covering part of LL20 is at 72. Slightly hard water leaves scale on glass and heads over time without the heavy furring of Shropshire. We fit easy-clean shower heads and coated glass as standard here, and we do not push softeners unless the household wants one. Pressure in the hillside streets varies a lot with height, and we measure it at the survey before recommending a shower.
Denbighshire building control and the conservation area
Llangollen is in Denbighshire, whose building control service runs from Caledfryn in Denbigh under the Welsh Building Regulations, with a new building safety regime in Wales from 1 July 2026. For a bathroom that means a notice for new drainage or structural work, while the Part P electrics are self-certified by our electrician. The town centre is a conservation area and Llangollen Bridge is Grade I, so on the Castle Street and Bridge Street properties we keep vents and flues off the street elevation and route ducting to the rear or through the roof.
No showroom in town
Llangollen has no bathroom showroom, and the nearest displays are in Wrexham: Easy Bathrooms at Berse Road, City Plumbing on Rivulet Road and James Hargreaves at Felin Puleston. Most Llangollen customers choose from a shortlist we prepare and look at samples at home, which suits cottages where the layout decides most of the choices anyway. If you want to see a suite before buying, we give you a list of what to look at in Wrexham.

Example scenario: a stone cottage below Dinas Bran
A two-bedroom stone cottage with a 1.9 by 1.8 metre bathroom, walls that are out of plumb by 20 millimetres and a cold north wall. The owners are in their seventies and want to stay. We board and insulate the walls, form a level-access shower in the corner with a half-height screen, a fold-down seat and rails fixed into the stone, a wall-hung basin at seated height, a comfort-height toilet, slip-rated porcelain on the floor and a humidity fan ducted through the roof. Seven working days.
If water is coming through the ceiling in Llangollen
Calls and WhatsApp messages are taken 24/7, and Llangollen is about 24 minutes along the A539, so a burst pipe or a leaking shower in the town or up the valley is one we come out to at night. For a holiday let, the owner or the person looking after it can WhatsApp photos and we say honestly how soon we can be there. A leak in the street belongs to Hafren Dyfrdwy; inside the property, it is ours.
