Main Street cottages and the houses on the hill
Main Street is unusually wide for a town this size, lined with Georgian and Victorian frontages and a handful of 17th-century cottages, all inside the Frodsham Town conservation area. Behind those frontages the houses go back a long way, and the bathroom is typically on a half-landing or in a rear extension built long after the house, with a timber floor that has settled and walls of brick or lath that are nowhere near flat. Fitting a modern bathroom in one is a preparation job first: pack and overlay the floor, board the walls, work out where the joists run before a wet room drain is cut, and route the waste to a stack that may be on the far side of a thick wall.
Overton and Five Crosses, the former village at the top of the hill around St Laurence's church, have their own two conservation areas and larger older houses with the room to plan a proper family bathroom and an ensuite. Newtown, on the low ground towards Frodsham Bridge, and the newer homes allocated in the Neighbourhood Plan (90 to 95 across six sites) are more conventional, and a renovation there runs to a normal timetable.
Frodsham water
Frodsham shares the Runcorn West and Frodsham supply zone with its neighbour, and United Utilities' own figure for it is 93 milligrams per litre of calcium carbonate: moderately soft, with samples between 66 and 124. Limescale is a slow build rather than a nuisance, so normal cleaning keeps glass and chrome clear and a softener is not something we would suggest here. Pressure in the older houses on the hill is the thing to measure, because a shower on the top floor of a tall house needs the flow to reach it, and we test that at the survey before you choose anything.
Conservation areas and building control
With Frodsham Town, Castle Park, Overton St Lawrence's and Overton Five Crosses all designated, a large share of the town's houses are in a conservation area, and some are listed. Inside the house that changes little, but an extractor vent on a street elevation or a new soil pipe on a visible wall is worth a check before it goes in, and we route ducting to the rear where we can. Cheshire West and Chester Council runs building control; new drainage, structural work and bathroom electrics are the notifiable parts of a job, and the electrics come with a certificate from the registered electrician. The Weaver reaches its tidal limit at Frodsham, so for a ground-floor bathroom in the lowest streets of Newtown we talk about non-return valves and raised electrics.
Choosing a bathroom without a showroom in town
Frodsham does not have a bathroom showroom. Plumb Direct on Latham Avenue in Helsby is the nearest merchant for parts, and Ringway Plumbing and Bathroom Supplies in Runcorn has a showroom open to trade and public. Most of our Frodsham customers either choose online and have us fit it, or ask us to shortlist: we bring tile and panel samples and brassware to the house, show you the options on a tablet, and quote each item at its price so you can swap anything.

Example scenario: an Overton house with a half-landing bathroom
A Victorian house on the hill with the bathroom on the half-landing, 1.8 by 2.6 metres, sloping floor and a soil stack on the gable. We overlay and level the floor, board the walls, fit a 1400 by 800 walk-in shower with a fixed screen at the far end, a wall-hung toilet on the stack wall, a 600 millimetre vanity, large-format tiles, a towel rail sized for the room and a quiet fan ducted to the rear. Seven working days.
A burst pipe in Frodsham at night
For a same-night emergency in Frodsham or Helsby, a local plumber will get to you faster than we can from Wrexham. Ring one to stop the water, then send us photos: we come back for the repair and, if the ceiling or the bathroom took the damage, the refit, with the same care for older houses in the conservation areas.
